Plans for a large self-storage facility along U.S. 41 were unanimously approved by the Punta Gorda Planning Commission on Dec. 23.
Also granted was the applicant’s request to have a full traffic study waived.
In a July letter to the city’s former planning manager Lisa Hannon, Project Coordinator Jennifer Yarbrough of the firm Contineo Group LLC, which represents applicant Marble Creek LLC, stated the company hired Traffic Solutions that conducted a study showing the self-storage facility “would have very little to no impact on the adjacent transportation system.”
The project, if approved by City Council, will add to the growing number of storage facilities in Charlotte County and Punta Gorda, with many located along Taylor Road.
Called Marble Creek Punta Gorda, the storage facility’s address will be 2530 Tamiami Trail on a 1.81-acre irregular sized parcel.
The southernmost portion of the facility will be located across from the Towles Plaza shopping mall at 2705 Tamiami Trail.
Businesses in Towles Plaza include The Bean on 41, Sherwin-Williams, Amimoto Japanese Restaurant and Family Grill.
Marble Creek will be south of Tire Kingdom and 900 feet south of Airport Road at the Pompano Terrace intersection and it will lie west of the Atlantic Coast Line Railroad.
In documents submitted to the city, the applicant stated the natural buffer along the railroad will not be removed during construction.
Consisting of three levels, the top two floors of Marble Creek will be 37,108 square feet each, and the lower, submerged floor will be 37,108 square feet. Also included will be a 600-square-foot office. All areas will be climate controlled.
The building’s landlord will be Miami resident Humberto Padron.
Marble Creek LLC is a Coral Gables-based firm.
The vacant parcel has never been developed, and it was mass-graded between 2008 and 2010, according to city documents.
Hours of operation will be between 7 a.m. and 10 p.m. Monday through Saturday.
Access will be internal to the site, and trash facilities will be located inside the building.
Also, there will be no live-in manager, the applicant states.
