A pharmaceutical management company plans offices in the highly visible building under construction on West Terry Street near U.S. 41 in Bonita Springs.
Plans changed since the ground was cleared and construction was permitted in 2020 for a building with eight retail units to be built on spec without a definite tenant. What was announced more than a year ago as West Terry Retail Center ended up being a completely different commercial project on the southeastern corner of West Terry and Bay Landing Drive.
“For West Terry, we started building for the owner to be a retail center available for lease, but as we were breaking ground on this building the owner changed the entire plan, and we are now constructing this building for his entire BeneCard company to take all 19,608 square feet,” said Jeffrey McGarvey, marketing and sales director for Bonita Springs-based McGarvey Development Co.
West Terry 26501 LLC purchased the 1.83-acre vacant commercial property in February 2020 for $750,000 from Peninsula Improvement Corp., a part of Naples-based Barron Collier Companies. McGarvey began construction in April 2021 and the build-out permit for the office and packing center at 27090 Bay Landing Drive in the Bay Landing subdistrict was issued this September.
BeneCard will be the sole occupant of the new building, which will not have a retail component or be open to the general public despite its high visibility. New Jersey-based BeneCard Services Inc. is a privately-held pharmacy benefit management firm that provides prescription drug coverage predominantly to public sector entities. Its new business operation center at 27090 Bay Landing Drive fills the space between Station 5 of Bonita Springs Fire Control and Rescue District and the West Terry entrance to Bay Landing, the retail center anchored by The Fresh Market and HomeGoods.
Earlier this year, McGarvey Construction completed the renovation of BeneCard’s 6,150-square-foot office at 28000 Spanish Wells Blvd., just south of Bonita Beach Road in Bonita Springs. Within 60 days from when the building permit was issued, McGarvey completed the renovation work and BeneCard was able to occupy its new call center at the end of July.
