Charlotte County commissioners approved the final site plan Oct. 22 for a marina resort complex with a hotel, restaurants and condos in Placida near the Boca Grande Causeway.

The Boca Grande Peninsula Resort & Marina complex will sit on 15.65 acres that was once home to the Fishery, a historic and central part of the area’s fishing community from the 1940s to the 1980s. Since then, the site underwent different transformations but fell into disarray before Boca Grande residents Cookie Potter-Feinberg and her husband Jay Feinberg purchased the land out of foreclosure for $6 million in 2018.

Jay Feinberg is serving as project manager for the development.

The civil engineering firm Hole Montes Inc. of Fort Myers and Naples submitted the application to the county, and attorney Robert Berntsson of the Big W Law Firm represents the owners’ development company, Placida Point LLC.

Berntsson said while there is no timeline for development of the project, the property has been cleared of debris and its old, derelict buildings that suffered damage from hurricanes Helene and Milton.

Boca Grande Peninsula Resort & Marina will consist of four, three-story buildings totaling 210,044 square feet with 155 hotel rooms, a 4,000-square-foot ballroom and meeting area. There will be 4,000 square feet of retail space, six, three-story multifamily buildings totaling 258,726 square feet with 99 dwelling units, a 4,500-square-foot restaurant within the main hotel building, a 4,000-square-foot free-standing restaurant, two swimming pool/amenity areas and a 79-slip marina.

It will be located at 13000, 13110, 13120, and 13140 Fishery Road in Placida.

Also receiving final plat approval was builder D.R. Horton for its Coral Lakes Phase 1B subdivision consisting of 93 single-family lots and six tracts.

Located on 19.85 acres, the property is north of Zemel Road, south of Scham Road, east of Burnt Store Road and west of Green Gulf Boulevard in Punta Gorda, within the boundary of the Burnt Store Area Plan. It is in the Burnt Store corridor area, which has seen an increase of new residential developments in recent years.

The firm was approved for its Coral Lakes Phase 1A in July of this year.

Two other developers received approval for their preliminary plat plans.

Tuckers Investment LLC can now move forward with its Willow Phase 2 subdivision consisting of 281 residential lots, five lake tracts, a common tract and one right of way on the 77.96-acre development. It is located north of Tuckers Grade, east of Tamiami Trail, west and south of Interstate 75 within the South County area.

The Babcock Ranch community was also approved for its preliminary plat for a subdivision to be named Midtown Parcel 4. It consists of 216 lots and 19 tracts on 30.62 acres and is located south of Cypress Parkway, north of Saw Palmetto Parkway, west of the Charlotte County line with Glades County and east of Babcock Trail.

The development site is within the boundary of the Babcock Ranch Community Development of Regional Impact in the East County area.
