Charlotte County commissioners will consider Dec. 10 the approval of homebuilder Lennar Home’s preliminary plat plan that proposes several hundred new townhomes in the South County area.
At the start of the Land Use portion of the agenda, the public can comment on the plan for Willow Townhomes subdivision, a replat of Tuckers Pointe Phase 1.
The county’s Planning and Zoning Board in November approved the development that consists of 360 residential lots and 20 tracts located north of Tuckers Grade, east of Tamiami Trail, south of Cloverly Lane and west of Willowleaf Boulevard.
Following commission approval, Lennar Homes can move forward and apply for final site plan review and then obtain final plat approval, county Principal Planner Jie Shao said.
Lennar also is building single-family homes in its Tuckers Cove community in Punta Gorda, located off Tuckers Grade. When completed, Tuckers Cove will consist of 2,265 residences, including townhomes and villas.
Hundreds of acres in the area of Tuckers Grade are targeted for development. It is an area of rapid growth in the county, along with West County’s West Port neighborhood and numerous communities along the Burnt Store Corridor.
In addition, on Dec. 10, commissioners will vote on an ordinance allowing the establishment of the West Port East Community Development District, consisting of some 175 acres. The district is south of Franklin Avenue, north of El Jobean Road, east of the Crestview Waterway and west of Toledo Blade Boulevard in the Port Charlotte area, within the Murdock Village Community Redevelopment Area.
Hundreds of new homes are being built and placed on the market in the county at a time when inventory levels were 26.8% higher in October over the same period in 2023.
While Realtors of Punta Gorda-Port Charlotte-North Port-DeSoto Inc. has not released its statistics for November, industry experts are predicting inventory has grown as witnessed by increasing for-sale signs in residential neighborhoods.
The Commissioners’ meeting is at 9 a.m., with the Land Use portion beginning at 2 p.m. at 18500 Murdock Circle in Port Charlotte.
