Mainsail Apartments at Marco Shores will be ready to welcome its first residents this summer off Collier Boulevard less than 3 miles north of Marco Island.
“We are set to open our 100-unit apartment project in July. We are very excited to unveil this unique property with views of Rookery Bay, Hammock Bay golf course and the Marco Island skyline,” said Jonathan Kassolis, president of SK Holdings Real Estate LLC, the Naples-based firm developing the project.
The property at 1771 Mainsail Drive borders a tidal lake with mangrove islands near the Marco Island Executive Airport and Hammock Bay Golf & Country Club. It’s the nearest apartments to Marco Island by about 5 miles, Kassolis said. “Marco Island has no market rent apartments, so it should serve the community well,” he said.
The apartments are being pre-leased now for a property that will be overseen by Weller Management, which is responsible for managing more than 19,000 apartments at 80 properties in 30 cities nationwide. “We opened our leasing office on site on April 1 and we have approximately 25% of the project leased already,” said Duke Kassolis, chairman of SK Holdings Real Estate development firm.
The apartments are fairly evenly split between one and two bedrooms. Two floor plans are available for units with one bedroom and one bathroom, and three floor plans for units with two bedrooms and two bathrooms. One-bedroom units range from 751 to 788 livable square feet, while two-bedroom units range from 977 to 1,231 livable square feet.
The four-story, 132,000-square-foot apartment building features a 2,715-square-foot clubhouse with a fitness center and community room, an outdoor swimming pool with a sundeck and opportunities for covered parking in four freestanding garages that are separately leased.
“It’s hard to find another community quite as quaint as ours,” Jon Kassolis said. “Our resort-style living is complemented by our closeness to the beaches of downtown Naples and Marco Island only a short drive away.”
SKC Marco Shores LLC purchased the more than 5.5-acre property for $2.1 million in 2019, Collier County property records show. The general contractor is Waltbillig & Hood on a project designed by MHK Architecture & Planning and engineered by Peninsula Engineering, all based in Naples.
