The post-Hurricane Ian luxury housing market just set a new standard for pricing with a record-setting deal on Fort Myers Beach.
A post-Ian built, beachfront home at 5940 Estero Blvd. sold for $11.25 million, a new high for single-family homes on the island, according to John R. Wood Christie’s International Real Estate’s Grant Group, which listed the property.
The previous record had been a 2015-built beachfront property at 4148 Estero Blvd., which sold for $6,175,000 in 2022.
As reconstruction of the beach continues two years after the 2022 devastating storm, this deal signals a turning point for the future, said Doug Grant, leader of The Grant Group. The home was built in 2023.
“This sale reflects Fort Myers Beach’s lasting allure as a destination for luxury real estate,” Grant said. “The fact we have achieved the highest-ever sale price for a single-family home in this area is a powerful indicator of its continued desirability.”
The house has four bedrooms and a den, six bathrooms and overlooks the Gulf of Mexico.
“It’s just an incredible design,” Grant said. “Just a beautiful home. And the buyer came out of Sanibel. The home held up well with the storms (hurricanes Helene and Milton). I think these homes built to new designs are able to withstand these hurricanes. A Milton, they can certainly handle. They’re epoxy floor downstairs. Everything’s built up.
“The new codes encourage that. Your pool’s elevated. A lot of these houses, the pool is on the ground, and they get filled with sand. These new homes, they don’t have to do that.”
Gary W. Lau Inc., of Custom Homes, built the house with modern, coastal architecture and an open floor plan with white oak and tile flooring, tray ceilings and a chef’s kitchen with a butler’s pantry, the listing said.
Quartz countertops, Thermador appliances, an elevator, Lutron lighting system and surround system are some of the other amenities.
An outdoor, southern-facing living area has a saltwater infinity pool, spa, outdoor kitchen and fireplace.
“I think it was a teardown house before,” Grant said of the property that previously sold for $2 million in 2017, property records show. “I think that’s the wave of the future.”
Grant, who has more than 30 years of residential real estate experience in the region, noted another record-breaking deal a few months earlier when his group sold a home for $12.9 million on Bonita Beach.
“People still want to be on the beach,” Grant said. “And it’s going to be new construction that leads the way.”
