National homebuilder PulteGroup closed on 81 acres in Englewood and plans to build 234 single-family homes and twin villas less than 4 miles from Manasota Key beaches.

The Shores at Stillwater community will be close to downtown Englewood, shopping centers, schools and outdoor recreation, said Josh Graeve, president of PulteGroup’s Southwest Florida Division. The gated community, with two entrances off Pine Street, is adjacent to the Englewood YMCA and HCA Florida Englewood Hospital.

Construction of model homes is expected to begin in late December or January and will be available to tour sometime in spring 2025, company officials said.

There will be 136 twin villas and 98 single-family homes, ranging in size from two to five bedrooms, two to two-and-a-half bathrooms and 1,579 square feet to 2,080 square feet of living space, with two-car garages. Prices begin in the mid-$300,000s.

Pulte Homes is equipping the homes with smart-home technology, impact-rated glass and energy-saving features.

Floor plans include spacious main living areas, modern kitchens, owner’s suites and covered lanais. Buyers can also personalize their homes by extending lanais, gathering rooms and garages and adding bedrooms, bathrooms, pools and spas, company officials said.

Community amenities will include a private center with a pool and cabana, and the company stated that HOA fees will be low, but the exact amount was not available at the time of PulteGroup’s announcement.

The location is within a 15-minute drive of Gulf of Mexico beaches, and near restaurants, marinas and a boat storage facility.

Downtown Englewood has boutiques, galleries, restaurants and is home to the Lemon Bay Playhouse.

The Englewood Sports Complex, also near the community, offers baseball, softball and soccer fields, basketball courts, a gymnasium and is a hub for youth and adult sports leagues.

Shores at Stillwater is also close to downtown Wellen Park and the 8,500-acre Myakka State Forest where visitors can go horseback riding, view wildlife and camp, fish, hike and cycle on 40 miles of trails.
