The sale of a Vanderbilt Beach home for $10 million shows luxury real estate is still thriving in the Naples area.

The house off Gulf Shore Drive sold for $9.5 million, plus an additional $500,000 for designer furnishings inside.

The price marked the area’s highest of 2025 and the fifth highest in Vanderbilt Beach history, said Jay Westerlund, the agent who brokered the deal for Premier Sotheby’s International Reality’s Bonita Springs office.

“It was a pretty special property,” Westerlund said of the home at 10150 Gulf Shore Drive. “You have Gulf access right across the street. You’re right across the street from the beach. You’ve got a boat in your backyard. It’s got its own putting green. It’s got its own bocce court. That address — there’s not many single-family homes on Gulf Shore Drive. It’s a good address, let’s put it that way.”

An L-shaped bubbling water and stone walkway leads to the entrance. Inside, there are Legno Bastone wide-plank, hardwood floors and Venetian plaster walls.

“Custom chandeliers, soaring volume ceilings and radiant backlit quartzite accents elevate the home’s ambiance, creating an atmosphere of timeless sophistication,” Westerlund’s news release said.

The home has a glass-enclosed wine cellar, an illuminated wet bar, an outdoor sanctuary with a zero-edge infinity pool and spa, a full outdoor kitchen and Gulf views.

The house, built in 2021, sold in about 45 days.

“We showed it quite a bit,” Westerlund said. “We had a big broker open house, where we had brokers come in on a boat to see the place. We had some special marketing for this property.

We had some private showings, as well.”
