The Board of Charlotte County Commissioners on July 23 approved final site plans for three developments with first phases that will bring 1,304 more residential units to the Burnt Store corridor area.  

The three site plans on the board’s landuse consent agenda received and passed unanimously. 

The developments will add to the density along Burnt Store Road. Residents along the corridor are urging the county to halt growth and preserve acreage and entice commercial development, which is lacking in their area. 

The developers of the three projects will install traffic signals at the main entrances at the owners’ expense, according to their agreements with the county. 

Burnt Store Developers LLC was approved for Turnleaf Phase 1 consistsing of 389 residential lots and 31 tracts on 295.13 acres where 420 dwelling units will be built along 13280 and 13350 Burnt Store Road. 

Supporting utility, roadway and stormwater infrastructure will be in the initial phase for future development. 

The planned properties are within the Burnt Store Area Plan area and the Coral Creek Community Development District in Commission District II. 

On April 23, commissioners approved a planned development rezoning to allow for a total of 1,762 residential single-family, twin villas, townhomes, and multifamily housing units for all of the development’s phases. 

CC Burnt Store LLC received approval for Coral Lakes Phase 1A comprising 228 singlefamily lots and 33 tracts on 306.51 acres, including three parcels where 496 dwelling units will be built. 

The development along 12300 and 13000 Burnt Store Road is located north of Zemel Road, south of Scham Road, east of Burnt Store Road and west of Green Gulf Boulevard. The properties are within the Punta Gorda Area Plan area and the Coral Lakes Community Development District in Commission District II. 

Taylor Morrison of Florida Inc. was approved to proceed with the StarlingPhase I development comprising 388 single-family lots and 47 tracts on 296.63 acres.The site plan also includes development of a roadway, lake, open space and future development.  

Starling is located south of Notre Dame Boulevard, north of Zemel Road, east of Burnt Store Road and west of Green Gulf Boulevard. The property is in the Punta Gorda area, within the boundary of the Burnt Store Area Plan area and Commission District II.
